Here are the steps to take:

LOCATE A BUILDING LOT for sale. Use Zillow or a Realtor or any of the many other resources online to locate a building lot. Make sure it is zoned to accept the home that you will be building - Mobile Home or Sitebuilt (which includes a Modular home)

MAKE AN OFFER subject to financing and include a ‘Due Diligence’ period. If you have the cash to purchase the lot outright you can do so and then use that as equity to build on your lot. In almost every market in the US you will need a minimum of $20,000 cash down to purchase a lot and build.

CONDUCT A FEASIBILITY STUDY. Next you will need to know exactly how much it will cost to build on that lot. You can see the home cost on this website, but not all the other ‘site specific’ costs that go into building a home are known without visiting the site. Our Feasibility Study will show you all the costs that are on top of the cost of the home. If you find out that it is too expensive to build on the lot you made an offer on, let them know that you won't be closing on it, and look for another lot or choose a different home. CLOSE AND BUILD! You will generally have to allow 3 - 12 months before you plan to move in, depending on the type of home you are building.
