Top Mobile Home Myths

a contemplative man thinking about mobile homes or something interesting

Mobile homes are a hot commodity in the real estate industry. However, there are plenty of misconceptions surrounding these homes. A few potential buyers have fallen for some of these common myths over the years. Let’s debunk some of these myths and discover why mobile homes make great options for your next residence.

Choosing a Mobile Home

Mobile homes have plenty of benefits. In many cases, they provide an adorable path to homeownership. Along with that, they offer better flexibility for potential buyers. Despite all the good points, there are still some myths about these mobile homes. Here are the top ten myths about mobile homes that you need to know.

Do you want to buy a mobile home direct from the manufacturer? At Home Nation, we can help you find the best option for your homeownership needs!

1 - Mobile Homes Are Easily Damaged

Many people shy away from purchasing a mobile home because they think the structure is easily damaged. While that may have been the case for those homes built before 1976, the US Department of Housing and Urban Development (or HUD) has established federal safety guidelines for manufactured homes. The guidelines were revised in 1994 and 1999, with a greater emphasis on safety. All of those mobile homes constructed after 1976 must meet stringent standards. With that, any mobile home must be properly anchored and structurally sound. As a result, these homes are more durable than their early predecessors.

2 - Mobile Homes Look the Same

One myth about mobile homes is that they all look alike. While you will find some mobile homes that look similar, these homes come in all different types of sizes and shapes. If you take a look at traditionally built neighborhoods, many of those homes have a similar appearance. Mobile homes can be remodeled and customized to reflect your taste and style. Along with that, these homes are available in a wide range of interior and exterior options. Some manufacturers even feature luxury amenities that offer custom kitchen cabinets, walk-in closets, hardwood floors, and fireplaces.

3 - Mobile Homes Are Made with Substandard Materials

Once again, HUD has stringent standards that all newly manufactured mobile homes must meet. These models are built with the same reliable, durable materials as those traditionally made houses. Mobile homes must pass strict standards, including those regulated by the National Conference of States on Building Codes and Standards. Before these homes are sold to the public, they must meet and exceed these national standards.

4 - You Cannot Find a Classy Mobile Home

Unfortunately, there are certain stigmas attached to mobile homes. Some people insist that you cannot get all of those luxury features in these homes. You can spruce up older mobile homes with a new coat of paint and a little love. In fact, you can find upgrades that can make your mobile home a luxurious paradise.

When you purchase a traditional home, those amenities will add more to the listing price. A mobile home with all the luxury might only cost you around $130,000. You could not find the bargain with any traditionally built home. When you purchase a mobile home, make it as classy as you want to create a space that meets your needs and style.

5 - Tornadoes Happen Often in Mobile Home Parks

When you listen to the news, you might see images of the damage caused by a tornado in a mobile home park. In many cases, these homes are placed in locations that are susceptible to tornadoes. If you see tornado damage, it is not due to the strength and durability of a mobile home. These structures are constructed with materials that can handle the strong winds of a tornado. A properly constructed and installed mobile home is no more likely to be damaged in a tornado than its traditionally built counterpart.

6 - Mobile Homes Doe Not Appreciate in Value

The appreciation or depreciation of the value of your mobile home all depends on where the structure is manufactured or built. You can determine the appreciation of any mobile home based on the maintenance of the structure, supply and demand, and location.

7 - Mobile Homes Are Susceptible to Fire

Many myths concern the durability of a mobile home. Remember that manufactured homes are as safe as traditionally built homes. With that, these homes can withstand fires. In many cases, these structures burn down due to human error. You have to be responsible in your mobile home. Never neglect smoke detectors or overloading outlets. What you do in a mobile home or site-built structure increases your chances of a fire.

8 - Mobile Homes Are Less Energy-Efficient

In the past, energy efficiency was not a big concern for mobile home manufacturers. However, recent homes are being constructed with energy efficiency features. Many of these homes utilize energy-efficient windows and lighting. If you are interested in an older home, you can always remodel or upgrade to make it more energy efficient.

9 - Mobile Homes Are Difficult to Finance

Years ago, mobile homes were hard to finance, especially when they were listed as personal property. However, times have changed. These homes are often financed as regular real estate. You can even find programs through federal agencies, like the Department of Veterans Affairs and the Federal Housing Administration, to help finance your purchase.

10 - Low-Income Buyers Purchase Mobile Homes

This myth is definitely false, and it adds to the stigma surrounding mobile homes. Plus, it is condescending as well. Mobile homes are the ideal way to affordability start on the path to homeownership. Owners from all social and financial classes are seeing the value of a mobile home. No, there is not a certain type of person who buys a mobile home. People from all walks of life can appreciate the beauty and durability of a mobile home.
