How To Increase the Value of Your Mobile Home - Home Nation

How To Increase the Value of Your Mobile Home

Anyone thinking about selling their home wants to get the best possible price, but how do you do that? There are many things that factor in the value of your mobile home, and some of the biggest things that can increase it are energy-efficiency and curb appeal. Let’s look at the best ways to increase the value of your mobile home!

Are you looking to buy or sell a mobile home? Check out what Home Nation has to offer!

Increase Your Energy-Efficiency

Making energy-efficient upgrades to your mobile home provides immediate savings while adding long-term value to the house. An energy-efficient manufactured home is much more desirable to potential buyers than one with high utility costs each month. You can make many small upgrades to your mobile home to make it more energy-efficient and raise its value.

Insulation

Insulation plays a massive role in your mobile home’s overall energy performance, and even if you have proper insulation installed, it’s crucial to check it periodically. If 5% of your insulation is damaged, it can result in a 54% drop in efficacy. There are many options, but insulation foam is an affordable and durable one. Insulation should be present in the subflooring, walls, and roof cavity.

Windows and Doors

Windows and doors may not come to mind when you think about being energy efficient, but even a small gap to the outside elements can bring you dramatic energy losses. Windows and doors typically have some gaps, and they aren’t very insular. Storm windows and doors are usually more energy-efficient than their counterparts and can help keep your mobile home cool in the summer and warm in the winter.

Caulking and Weatherstripping

You might be surprised by all of the places air can flow from outside into your mobile home. Applying new weather stripping to your doors and windows can help prevent air from coming inside. Mobile homes are always settling -- applying new caulking to crevices, corners, and connections can help keep your home more comfortable.

Skirting

Installing insulated skirting to your mobile home helps to control the temperature underneath the house. The skirting protects your home’s crucial elements like the plumbing, water heater, and sometimes the air conditioning unit -- these should all be adequately insulated. Skirting also helps add curb appeal to your home while keeping out pesky rodents.

Appliances

Upgrading old appliances can significantly improve your mobile home’s value, and installing energy-efficient ones has an even more enormous impact. Potential buyers love to see efficient appliances because they provide long-term and immediate benefits. One of the best parts is that you can offset the cost of upgrading by selling your old appliances.

Your Home’s Curb Appeal

When people are looking to purchase a new home and are browsing the ads, the first thing that they typically see are pictures of the house. Aesthetics is one of the essential items for improving the value of your mobile home; it could be entirely energy-efficient and a fantastic deal, but without an attractive exterior, most people won’t inquire any further.

Improving the curb appeal of your manufactured home can help draw more buyers in, and you may be able to raise your asking price. Everyone wants to be proud of the way their mobile home looks, and if they don’t have to do that work themselves, it’s nothing but a good thing.

There are a few simple ways to increase your mobile home’s curb appeal and value.

Paint

Painting is one of the first projects that you should consider when trying to upgrade your home’s curb appeal. A new coat of paint can completely change your mobile home’s look and make it seem cleaner and neater.

You might be tempted to get fancy and overly-creative with the new paint job, but the best thing to do is keep it simple -- modern and bright colors are typically the way to go. You will get the most return by using colors that the majority of potential buyers could want. You can accent the window and door frames with a complementary color.

Landscape

Landscaping can add immense value to your mobile home, and it can be as simple or as elegant as you want. A beautiful landscape can do wonders for your home, from a small flower garden to an all-out (tamed) jungle.

Your mobile home’s garden should keep in mind the seasonality, water requirements, and preferred climate of what you plan to plant -- it should increase your curb appeal while being easy to maintain.

Skirting

You probably already know it, but the underside of a manufactured home isn’t the prettiest sight in the world. High-quality and attractive skirting not only keeps our pests and provides additional insulation -- it adds to the curb appeal while adding in extra storage space.

The Roof

Your mobile home’s roof affects its curb appeal, energy-efficiency, and overall structural integrity. Pitched roofs are more sought after than a traditional flat roof, and they require less maintenance while being more structurally sound.

Pitched roofs are typically better because they don’t allow water to pool and collect. Asphalt shingle roofs may look fantastic, but they require much more maintenance.

The Interior

The last of the essential pieces that factor into your mobile home’s value is the interior -- mainly the kitchen and bathrooms. A modern kitchen or stylish bathroom can make or break a manufactured home.

Kitchens are no longer solely a place to cook; they are something of a status symbol. Many home buyers are willing to splurge a little when a designer kitchen is involved.

Bathrooms are another crucial area -- it’s where you get ready for the day and get comfortable at night, among other things. Every buyer wants to see a neat, clean, and relaxing bathroom.

Flooring

We walk on our floor multiple times each day, and they tend to get worn out sooner rather than later. Wood, laminate, carpet, and vinyl need to be replaced more often than you would think.

Tile is an impressive option but is harder and more costly to install -- it can add more value to your home but can also make it colder during the winter months.
