Setting the home that you selected onto your foundation or building pad (This assumes normal lot conditions and does not include any extra costs to maneuver the home to your building site or any crane rental fees)
Installing blocking or piers under the home and levelling the home with shims
Anchoring the home to your foundation with tornado and/or hurricane proof anchors
Insulating the marriage line and bolting the various sections of your home together at both the floor and roof lines (if there is more than one section)
Finishing roof venting and ridge cap shingles
Installing siding on the ends with house wrap (if you selected the house wrap option with your home order)
Installing soffit and fascia on the ends of the home for the complete exterior finish
Estimates to hook up to existing utilities (you will have to add the cost of a new septic, well, electrical service, and also driveway and etc as needed on your site)
Estimate to complete the inside trim and finish work

Add for concrete If a concrete foundation (slab or crawl space) is required, add an estimate of $10 per Sq Ft of home to this price guide (if you don't have an actual quote)

Add for skirting (Not needed if home is on a crawl space)

Why should I get a double wide?

Double Wide mobile homes are not always bigger as you might think. Actually, some of our more popular floorplans such as The Breeze are very short in length, this gives them a more square profile and when walking through the home will feel more like a stick built house and less like a trailer. Another benefit to a Double Wide trailer home is that your bedrooms dont have to be arranged in a line, with the master bedroom at the end. Instead, there is usually a central hallway that the rooms will be clustered around. Seperating your kitchen / laundry area to one side of the house while your living room and places to sleep is on the other is also a great way to split up your home. Still, single wides have their benefits too. They can easily be unset and transported to a new location in ways that a double wide cannot. A double wide will have to be joined on the site, which costs money and if not done properly can possibly introduce leaks into your roof. This is not the case with a single wide, which is one single unit as the name implies.

How is a Modular Home different from a Mobile Home?

Although terms like “modular, “mobile,” and “manufactured” are often mistakenly used interchangeably, there are a few important differences between them. Let’s start with the term “manufactured.” A manufactured home is any home that is built inside a factory and then transported to its site. Our website is filled with manufactured home prices, and photos of double wides, so you should be able to easily find the perfect one. “Stick-built” homes, on the other hand, are built directly onsite.

So what does this mean for your home? In essence, when you buy a modular home, your state or even county will determine its building code, just like it would for a conventionally-built home. For this reason, a modular home is indistinguishable from a traditional stick-built home.
